如果您计划在维多利亚州购买住宅物业，在您签订合同之前，知道并了解冷静期的权利是十分重要的。
概括来说，Sale of Land Act 1962 （VIC）第 31 法条提供给买家3 个工作日的冷静期，以考虑您向卖方提出的购房协议。该冷静期以您作为买家签署合同日当天开始计算，而不是从卖方签署合同日当天计算。
但如属于下列情形，您不能行使该冷静期权利：
1. 该房产不是住宅物业；
2.该土地主要用于工业、商业用途，或者该土地面积超过20公顷并主要用于农业；
3. 您和卖方之前就同一房产签订过类似的合同；
4. 您是房产中介或法人单位、实体；
5. 购房合同于公开拍卖当天，或是拍卖日前后三天之内签订。
如果您改变主意并决定在三 (3) 个工作日的冷静期内不购买该房产，您需要通过向卖方发出书面通知来终止购房合同。且您有权利收回您所支付的所有订金，但需扣除100 澳币，或是购买房产价格的 0.2%，扣除后的订金金额，以二者中以较高者为您的返还订金。
